An inside look at the Thomas Jefferson Tower project

Converting an abandoned, 87-year-old, 96-unit hotel into luxurious apartments is no small project.

Especially when today’s buyers are expecting all the modern amenities that come with a newly renovated building. Knowing updates would need to be made, Alex Dzyuba had a choice: go with the traditional apartment model and offer all-electric amenities, or offer buyers a high-end experience with reliable natural gas water heaters and preferred natural gas stoves. By working closely with Spire, Dzyuba was able to offer buyers the unique experience he envisioned, while still meeting his bottom line.


How Spire made it work 

Typically, to provide 96 units with hot water, the developer would have to install a 40 gallon tank water heater in every apartment unit. Spire offered a different solution by designing a common tankless water heating system for each floor; thereby, reducing the number of water heaters by approximately 50 percent.

What made you decide to go with natural gas?

Our mission for the Thomas Jefferson Tower building was to provide value and amenities that would not typically be available in an apartment. We know that people enjoy having gas water heaters and gas cooking, so we are pleased to offer natural gas cooktops, ovens and tankless hot waters in all apartments.

How did your business development partner assist you during this process?

Our unique building really required a team approach. Rachel Young has been key to guiding the process. Rachel jumped right in from the beginning and became a team player. She listened to everything we needed to make this project successful and she delivered. The information she provided early served the development well. I would recommend Rachel for her experience in the commercial market.

What would you tell a peer?

It really felt like they were personally invested in this project. They truly provides a partnership unlike any other. It was such a pleasure working with them.

How has natural gas helped your business?

The benefits of natural gas are countless. Financing a project can be supplemented by programs created to promote energy savings. Construction costs are reduced by using electrical transformers, switchgear and wiring. Tenants get to reap the benefits with natural gas cooking and natural gas water heating.
